Digital infrastructure remains one of the fastest-growing and most dynamic sectors, driven by what Morrison refers to as the “four engines of demand” – consumer demand, enterprise cloud and migration, AI, and robotics/IoT. The firm is closely tracking key growth trends, including the projected 42% CAGR for generative AI (GenAI), which is expected to grow from $40 billion today to $1.3 trillion by 2032. Enterprise cloud and migration are also expanding at 6-7% CAGR, with a market size expected to reach $2.6 trillion by 2028, while robotics is projected to grow at 23% CAGR, reaching $215 billion by 2030.
Strategic Investments Driving Digital Transformation
Morrison has been highly active in digital infrastructure, making strategic investments across the value chain. One of its most successful investments to date is CDC Data Centres in Australia, which Morrison invested in back in 2016. Since then, CDC has grown significantly, now operating over 300MW of capacity, with nearly 400MW under construction and a 1,700MW development pipeline. Beyond data centers, Morrison’s investments extend across fiber, telco, and towers, with a strong track record in tower de-mergers and network expansion. Infratil, a listed infrastructure investor managed by Morrison, also holds a 99% stake in One NZ, New Zealand’s second-largest telecommunications provider.
As AI continues to reshape the digital infrastructure landscape, Morrison is leveraging AI-driven tools to enhance efficiency and value within its portfolio companies. Data centers and AI are expected to be the biggest drivers of digital infrastructure demand in the coming years. Data center power consumption alone is projected to account for over 7% of global power demand by 2035, with AI as the primary driver of this growth. Additionally, data center capacity is expected to increase more than tenfold, from 7GW in 2023 to 82GW in 2028, and by 2030, data centers will account for 25% of global incremental power demand.
