fifteenfortyseven Critical Systems Realty (1547), a leading developer, operator, and owner of highly-interconnected, custom-designed data centers in North America and Europe, has just announced their partnership with Green Fig Land Company (GFLC), a real estate development firm, to acquire a tract of land for a new data center project. With over 100+ acres of land, this project will focus on the development and building of a new data center campus with initial capacity for up to 2 million square feet of space and 150 MW of available utility power, with an additional 140 MW to be available during build-out.
The site is based in Chester County, Pennsylvania, located in southeast Pennsylvania in the Philadelphia Metropolitan Area. The land parcel is currently zoned for data centers and microwave towers after GFLC was able to obtain a zoning approval through East Whiteland Township’s Board of Supervisors. This approval gives the go ahead to construct two data centers of approximately 1,000,000 square feet for a total of 2,000,000 square feet on the center lots.
1547 Realty and GFLC are also able to offer their customers, partners and prospects a unique opportunity to develop under the new zoning and tax abatement programs. Passed in June 2021, this program will affect all new construction and development projects benefiting customers with increased cost savings due to the new sales tax exemption on data center equipment.
Pennsylvania provides many benefits for data center developers such as low natural disaster risk. Charles Lyddane, Managing Partner of GFLC states, “…Pennsylvania is the ideal location for an additional data center cluster sitting between markets like NJ/NY and Ashburn. With 150 MW of power and 140 more MW being added during the build out, abundant free cooling, no tornadoes or floods, we have an unbeatable site.” In addition, GFLC is also working on a dedicated, sustainable power generating facility on site, which would sell power to the project behind the meter.
As the demand for hyperscale and enterprise data center space continues to grow, companies such as 1547 Realty prove that they are focused on following trends and developing key markets that serve as edge deployments in highly populated geographies. In order to understand the current demands of the market, 1547 Realty will be meeting with existing customers to gather insights as it proceeds with development plans for the ideal build-to-suit data center design to create a hyperconnected campus.
